Our barn apartment located in the heart of Madison County, Virginia on a 120-acre working farm is just a short drive to Old Rag Mountain, White Oak Canyon and Shenandoah National Park.
The property includes hiking trails, a pond to sit by and relax, farm experiences and The Farm Store at Watercress which offers our Animal Welfare Approved eggs and meat, breakfast baskets, fresh seasonal produce, local items and souvenirs from Shenandoah National Park.
The studio apartment, located on the second floor above our equipment shed, requires climbing a flight of stairs. Outside is a small deck and bridge to an outdoor firepit area, setup with a table, chairs and propane grill. Inside the open space has a queen size bed, futon couch, ceiling fan, pool table, gas fireplace (available in winter months only), large screen television with a large selection of DVDs (no cable or streaming).
The efficiency kitchen/bar area has a full-size refrigerator/freezer with ice maker, convection/microwave oven and induction cooktop, coffee pot/grinder, toaster and is fully equipped with dishes, pots, pans, utensils and a few spices and oils. There is one small bathroom, with a standup rain shower. All towels and linens are provided.
The apartment faces east and offers mountain view in the winter and overlooks our main garden and farm store area. Our resident goats, zebu, mini donkey, Buster Brown and his pet pig George live behind this building.
Please note NO PETS or animals of ANY kind are allowed in this building due to the close proximity of our livestock guardian dog, farm animals and our resident cats who live in this building. *** Our resident cats and dogs are allowed in this unit, when it is used by the family, so if you have allergies to animals this might not be the place for you.
Our guests have access to our three-acre river property on the Robinson River, which is a stock trout steam, located less than 3 miles from the main farm. We also offer tubes to rent during the warm months.

Farm Experiences: Please contact us for a farm tour or if you would like to visit our farm store. We offer our Animal Welfare Approved Pork, Beef, Chicken, Eggs and Lamb as well as seasonal produce, local soaps, Shenandoah National Park maps and souvenirs, local art and essential camping gear.

Sampler baskets are available for delivery or pickup at the farm. Our breakfast basket, which includes AWA Farm Eggs, AWA Pork or Lamb Sausage, biscuit mix, local jam and local roasted coffee is a big hit for overnight guest.

Looking for a great trout fishing spot? Our guests have access to our three-acre river property on the Robinson River, which is a stocked trout steam, located less than 3 miles from the main farm. We also offer tubes to rent during the warm months.  The Hughes River is 5 miles to the north and the Rose is 5 miles to the west, access to The Rapidan Wildlife Management Area and the Rapidan River, made famous by President Hoover, is 5 miles.

Please note that Madison County and the area surrounding area has limited cell phone service and that high-speed internet is not an option at our farm. Please take this time to disconnect and enjoy the outdoors!

Old Rag Mountain trailhead is a 10 min drive from the farm. This hike requires a ticket as well as a park pass from March 1 - November 30. Please obtain in advance from recreation.gov. The Shenandoah National Park website has more information. 

The lower parking lot for Shenandoah National Park, White Oak Canyon is 10 miles down lovely back roads. 

Shotwell Run Brewery and Blue Quartz Winery are a one and a half mile down the road, an easy walk.  DuCard, Sharp Rock and Revalation Vineyards are 6 miles. Bald Top Brewing is 9.5, Early Mountain and Prince Michel Vineyard are about 12 miles away. 

I can give you maps of nice driving tours down backroads. Sperryville is 13 miles to the North which has some great restaurants, shops and a small grocery store. Madison is 8 miles to the South and has a Foodlion, Dollar General, 24 hour 7-11, gas stations, fast food and a few restaurants.

 Graves Mountain Lodge is 6 miles down the road. You can ride horses, attend their summer Bluegrass Festival, Fall Apple Festival or eat country style at one of their buffets, they also have a country store in Syria. Looking for some simple provisions, a great BBQ or ice cream, visit the Little Country Store just 3 miles down the road!

Wonderful Cottage

Winter Hiking from Sawmill Cottage

The Sawmill Cottage is a beautiful little place perfectly situated in the amazing Shenandoah wilderness. We enjoyed all parts of our stay and the lovely, warm, and well equipped site. The hosts provided lots of useful maps and information regarding the surrounding area. They were responsive and helpful regarding a situation with inclement weather. The cabin was a great escape. Jen and John are super friendly and helpful, and the local area has a ton to offer. The location is perfect for exploring Shenandoah National Park. We can't wait to come back.

House was perfect!

House was perfect! Even cuter in person than in the pictures. It had everything we needed without having too much. Location was perfect, nestled in the mountains and surrounded by nature without being too far from things. We are definitely looking forward to staying again!

Last-minute birthday excursion

Booked a last minute, getaway for myself, and a friend for my birthday, and it definitely did not disappoint. Beautiful surroundings- and the cabin is clean and well-kept and there’s plenty of amenities available. I really enjoyed it and I’ll definitely stay there again!

The Sawmill Cottage is the perfect place. Jennifer gave us a farm tour and we got to meet all of her animals + visit the farm store. Very knowledgeable about the area and gave great recommendations! We enjoyed fly fishing, Blue Quartz Winery was amazing, and loved seeing all that Madison County has to offer. We will be back!!
